Dollar Tree To Set Roots in Farmington

A Dollar Tree will soon be up and running on Main Street in Farmington.

Interior renovations are ongoing at a 7,600-SF building at 219 W. Main. The Tamarron Investment Group, through its Abbey Fund, bought the property for $400,000 in February 2015 from Richard Srygley’s RCS Land Co. LLC.

Tamarron is run by Jordan Jeter, a partner with Flake & Kelley Commercial Northwest of Springdale, and Cash East. The property was a Dollar General store for many years before Dollar General relocated to 76 E. Main in Farmington.

An events center had been operating at the location but moved out a few months ago.

“We got a lot of interest from mom-and-pop stores,” said Jeter, who signed Dollar Tree to a long-term lease.

Dollar Tree’s marquee is already up although construction isn’t finished. The company is redoing the entire interior and has installed a loading dock on the side of the building.

“They’ll be up and open in the next 90 days,” Jeter said. “The exterior will look the same, but they still have to gut it inside. Inside, it has been stripped down to the bare bones.”

Tamarron Investment also bought a 5,000-SF building at 245 E. Township St. in Fayetteville. Tamarron paid Carol Barger’s G.C. Leasing Inc. $276,800 for the property in August 2014.

Jeter said the building, which used to house an O’Reilly Automotive, is popular with potential tenants but his group is holding out for a good cultural fit.

Jeter said Township Street is undergoing a change to give it a “funkier” vibe, and he wants the next occupant of the building to fit that bill.

“There’s a lot of things happening in the Township area, a lot of speculation,” Jeter said. “There’s a movement to identify Township as a midtown area. In the next year, you’re going to see a lot of activity on Township. It’s going to be a real hot spot. We want to try to bring in trendier tenants. We’re going to be a little pickier. If you can put cooler tenants in there, you can rebrand the area.”
